The Garden District is the neighborhood of New Orleans, Louisiana, United States. A sub-district of Central City/Garden District Area, its boundaries as defined by the Town Planning Commission are: Charles Avenue to the north, 1st Street to the east, Magazine Street to the south, and Toledano Street to the west. The National Historic Landmark district extends a little further.

The area was originally developed between 1832 and 1900 and is considered one of the finest collections of historic homes in the Southern United States. The 19th century of the Garden District describes the rich newcomers building a luxurious structure based on the prosperity of New Orleans in that era. (National Trust, 2006)

The Garden District is located on 29Ã, Â ° 55? 40? N 90 Â ° 05? 05? W and has a height of 3 feet (0.9 m). At the 2000 census, there were 1,970 people, 1,117 households, and 446 families living in the neighborhood. Population density was 9381/miÃ,² (3,940/km ²).

At the 2010 census, there were 1,926 people, 1,063 households, and 440 families living in the neighborhood.

History

The entire area was once a number of estates, including Livaudais Plantation. It is sold in packets to mainly wealthy Americans who do not want to live in the French Quarter with the Creoles. It became part of the city of Lafayette in 1833, and annexed by New Orleans in 1852. The district was laid out by New Orleans architect, planner, and surveyor Barthelemy Lafon.

Initially the area was developed with only a few houses per block, each surrounded by a large garden, giving the district its name. By the end of the 19th century, some of these large lots were subdivided, as Newtown's uptown became more urbanized. This has produced patterns for most environments: from every block that has some 19th century luxury homes surrounded by "gingerbread" - a late-outdated Victorian period house. Thus, the "Garden District" is now known for its architecture more than its garden per se .

Potential floods in New Orleans have been recorded since at least the 1820s. (Bernhard, 1828) Despite the wind damage caused by Hurricane Katrina in 2005, this area in the highlands escaped the great floods in most parts of the city (see: Hurricane Katrina Impacts in New Orleans). Wind damage from Katrina is the most visible effect. The rate of return of population after Katrina is almost 100 percent. (National Trust, 2006) Some of St. Charles Avenue was surveyed to be just four feet above average sea level, compared to the 14-foot (4.3 m) height of the Mississippi River above sea level; (Hogan, 1990) however, the Garden District suffers little from the Katrina flood.

The Chariste Cultural Arts Academy charter school, in the former Live Oak Elementary School building, is located in the Irish Channel community near the Garden District. Other public elementary schools in the vicinity include Laurel Elementary School (Lower Garden District) and Benjamin Franklin Elementary School. Public high schools in the vicinity include McMain High School and McDonogh 35 High School.

The McGehee School, a women's private school, is within the bounds of the District and the Parks Association. In addition, the New Orleans Trinity School is in the area.
